floor dedicated to your personal gratification.Whether it be enjoying a game of pool, feeling good while
working out, relaxing with a drink and a book or chilling in the media room, this level
has been designed for your enjoyment.
The wrap around decks provide outstanding opportunity to
soak in the beauty of Lake Travis and its gorgeous sunsets.
LIVING SPACES
Floor to ceiling windows in the living room frame the
beautiful stone fireplace and the 180 degree view of the lake. Watch the boats
rolling by in this handsomely decorated living room, equipped with a sofa,
comfortable chairs, coffee table, end table.The spacious and open roomhas been designed to offerseating flexibility and the best opportunity to enjoy the
views.
The dining room has a beautiful table with a hand-carved
wooden base and glass top. Enjoy dining while watching the lights twinkle on
the opposite shore. Optional seating includes a breakfast table that seats 4, built-in benches and 3 bar stools.
This kitchen is fully stocked! The only thing you need to bring is food! The
kitchen includes a full size refrigerator, dishwasher, built-in range,
microwave, toaster, crock pot, and coffee maker. Also furnished are pots, pans,
dishes, glasses, and cooking and dining utensils.
ACCOMMODATIONS
Four bedrooms will accommodate many sleeping arrangements
for a variety of guests. Two master suites withviews of the lake offer king size beds and private baths.
Both bedrooms have a set of bunk beds. The upstairs master has an additional twin bed. There are two additional guest rooms with one
having two sets of twin bunk beds and a single twin and the other having one set of twin bunk beds and a single bed. Two more full baths and a half bath finish
out the amenities of this home away from home.There are a total of 15 beds.
Upstairs Master Bedroom: Relax on the king-size bed or curl
up with a good book on the couch and enjoy the view of the lake from the
picture windows overlooking the water. A ceiling fan, dresser, side tables,
desk and flat screen television finish off this room.
Downstairs Master Bedroom: Close to the action of the main home but yet feeling far away in your own private bedroom suite, you can work at the desk or enjoy the flat screen television. With a comfortable leather chair, king size bed and side tables, this room was designed for your comfort and privacy.

PROCEDURE FOR RENTING THIS HOME:
1) You provide us with the information needed for us to write a lease agreement
2) We write the lease agreement and email it and a copy of the house rules to you with instructions
3) If your reservation is more than 30 days away:
Your deposit of 50% of the basic rental amount is due within 10 days
along with your signed lease agreement and house rules. The remaining
balance is due 30 days before your arrival date.
If your reservation is 30 days away or less:
All of the payment (the basic rental amount, tax, cleaning fee and
refundable security deposit) is due with the signed lease agreement and
house rules.
We do not accept credit cards so you will
need to mail us a check. (If you choose to send your package by
certified mail or if postage is due, there will be a $15.00 charge. A
minimum postage amount of .78 is required to send our lease agreement
back with your check! If you send it back in a 10 x13 envelope the
postage will be at least $1.78.)
4) Once we get payment, your reservation is confirmed.
5) When Jacque receives your payment, she will execute the lease agreement and email it to you.
6) You will be sent access information before your arrival.
Out of respect for the neighbors and the homeowner, this house is not appropriate for large, noisy or drinking parties!! We do not lease this home for bachelor/bachelorette parties--NO EXCEPTIONS!!
There can be no loud noise outside in the yard, on the decks or at the
dock after 10:00 p.m. There can be NO MORE people on the property at any
time other than what is stated in the lease agreement. These rules are
necessary to ensure that the property remain a vacation home for
families and friends to enjoy.

miles west of Austin and five miles west of Mansfield Dam. The zip codes
